How we deliver
From first consultation to handover in 9 to 18 weeks.
Six steps. We handle planning, manufacture and installation. You hold the contract with Hortéa from deposit to handover and for ten years thereafter.

Consultation
Week 045 minutes, in our Dublin showroom or online. We discuss the site, the brief, and the legal route. You leave with a route map and an indicative price.

Configuration
Weeks 1–2You configure your model in our online configurator or at the showroom. We send a fixed-price specification and a draft contract.

Site survey
Week 3Our surveyor and architect attend your site. Measurements, services check, photographic record. We confirm the planning route at this point.

Planning
Weeks 3–8For exempted routes, we file the paperwork. For full planning applications, we manage the process end-to-end. Typical consent: 12 weeks from submission.
- 05
Manufacture
Weeks 4–10Built in our manufacturing partner's facility. You can visit during the build. We send weekly photographic updates.
- 06
Installation and handover
Weeks 9–18Foundations, delivery, install, fit-out, commissioning. Typically two to four days on site. We hand over with a full pack: drawings, certificates, warranty, aftercare schedule.

Honest pricing
What is not included in the From price.
Hortéa prices are ex-VAT and ex-foundation. Foundations vary by site — typically €4,000–€12,000 depending on ground conditions, slab type, and whether groundworks access is straightforward. We quote foundations after the site survey, not before.
VAT in the Republic of Ireland is 13.5% on construction works. In Northern Ireland, VAT is 20%. We will not quote a price that excludes VAT without saying so clearly.
Connections to mains water, drainage, and electricity are quoted separately after the site survey, because they vary significantly by address. Some sites have services at the boundary; others require a mains extension. We will tell you which before you sign.
